Just twelve months ago, Parth Gardenia was a project in distress—stalled by high financial leverage, pending approvals, and a total loss of channel partner confidence. Unitern stepped in as the surrogate developer, deploying a 360-degree DaaS strategy to overhaul the project's DNA and re-engineer the development under a model that integrates Money, Material, and Management.

In a single year of execution excellence, Unitern has cleared the wreckage alongside the Promoter to achieve total financial closure. Previously delayed for over eight years and formerly funded by DHFL, the project has been completely restructured as a debt-free development, backed by a successful settlement with lenders. With 100% of regulatory approvals and RERA status now firmly in place, the project has secured the greenlight for timely delivery.

The transformation includes significant value engineering; through FSI optimization and structural audits, Unitern and the Promoter increased the project's density and worth. Construction is now rapidly progressing, with over 80% of the development work completed and six floors already standing in two of the three towers.

Unitern will officially launch sales for Parth Gardenia on March 19, 2026. The mandate covers the entire value chain, from pre-sales, marketing, and collections to CRM and final handovers. Beyond sales, Unitern continues to manage the project end-to-end, including daily cash flows, procurement, and on-site operations to ensure the fulfillment of long-standing commitments.

Located just 10 minutes from the Mall of Asia in Sahakar Nagar, the project offers a Gross Development Value (GDV) of approximately INR 300 crore. It features 288 premium, spacious 2- and 3-BHK residential units designed for modern family living, including unique "Jodi" (twin) apartment options and dedicated dining areas.

The Buxar unit is expected to enhance cement availability for infrastructure, housing, and commercial projects while also contributing to local economic development through direct and indirect employment generation and by fostering ancillary industries in the region. JK Cement had previously entered the Bihar market through supplies from its Prayagraj facility. With the commissioning of the Buxar plant, the company will now be able to serve the state through localized manufacturing, enabling faster delivery timelines and improved service responsiveness.

Bhoomi Poojan of JK Cement's Upcoming Bikaner Grinding Unit

The Bhoomi Poojan was led by Mr. Madhavkrishna Singhania, Joint Managing Director & CEO, JK Cement, along with senior members of the company’s leadership team. Over 200 strategic channel partners also participated in the ceremony, reflecting the strong partnerships that underpin JK Cement’s expansion in the region.

Spread across 100 acres and strategically located on the Jaipur–Bikaner highway, the upcoming grinding unit will play a critical role in strengthening JK Cement’s presence in Rajasthan. Its location will enable efficient and seamless distribution across the state, allowing the company to service customer demand with significantly reduced lead times, with deliveries possible within 24 hours to most locations.

Once operational, the facility is expected to generate significant direct and indirect employment opportunities and encourage the development of ancillary industries in the surrounding region, thereby boosting the local economy. The Bikaner unit underscores JK Cement’s continued focus on capacity expansion in high-growth markets while supporting sustainable infrastructure development and long-term economic progress.

Sprinkler systems are an important component of fire protection systems, the requirements of which go beyond building regulations in some cases. They are highly effective in extinguishing and making people aware of fire hazards. As a result, they are fitted as standard in many buildings.

Applicable guidelines include the European VdS standard (VdS CEA 4001) and the almost identical EN 12845 (European standard), the American FM standard 1951 (Factory Mutual Insurance Company, FM Global) in addition to the UL standard (Underwriters Laboratories, UL) based on the NFPA 13 (National Fire Protection Association, NFPA). The American standards can complement one another as well as the European standards and guidelines in terms of the requirements when fastening conduits, although there are some differences to be considered when looking at the details. Depending on the guideline, different load specifications apply to pipe supports for sprinkler conduits as a test load or minimum load-bearing capacity or in terms of fastening distances and connection thread sizes when using steel pipes. These regulations cover pipe clamps and loops in addition to all other fastening elements, such as plugs, anchors, beam clamps and trapezoidal sheet hangers. Pipe clamps and loops must be approved and listed under the FM and UL standards. VdS and EN 12845 specify aspects such as minimum material thickness and width requirements that must be met in addition to the specified loads.

The fixing specialist fischer offers sprinkler loop hangers (FRLH/FRSP/FCHS), riser clamps (RCWR), U-bolts (ETR), threaded rods/threaded pins (G/GS), beam clamps (TKLS/TKL) and profile hangers (TZ/TZH) that meet these requirements. The KDS toggle plug allows conduits and other components to be easily mounted on the trapezoidal metal sheet in stationary sprinkler systems in a compliant and convenient manner. The height-adjustable threaded rod, which is secured to prevent it from accidentally loosening, allows the components to be practically aligned on trapezoidal metal sheets. Various lengths of the KDS toggle plug cover different applications.

Other new additions to fischer’s range include the corrosion-resistant TKLG swivel beam clamp, which was designed to safely and easily fasten sprinkler pipes to inclined steel supports thanks to its technical ingenuities. FRLH is a premium sprinkler loop hanger which allows approved sprinkler systems to be installed in buildings with height adjustment and is highly corrosion resistant. FRSMN, a two-screw galvanised heavy-duty pipe clamp without a sound insulation insert, is approved for sprinkler systems and comes equipped with a double connection nut and from DN 300 with an M16 connection nut. The connection nuts are pushed through or welded all round and provide pipe fastenings with a higher bending strength. The version with two screws enables optimised adaptation to the outer diameter of the pipe, which means that pipes with an outer diameter of 15 - 521 mm can be securely fastened with threaded pipes indoors.

Another new addition to the range is the ETR-L, fischer’s U-bolt with a longer metric thread that offers even more flexibility on top of the ETR when fastening various pipe systems in buildings. The version with two screws enables optimised adaptation to the outer diameter of the pipe. The U-bolt is fastened to steel profiles or consoles. The fischer FETR-C channel connector allows the fischer ETR/ETR-L to be connected to the FUS channel system with ease. It can be freely positioned on all FUS channels, regardless of their hole pattern.

fischer’s range of products suitable for sprinkler systems includes plugs and anchors deemed suitable for sprinklers as per the VdS and FM standards and features a CE marking based on the relevant ETA. fischer’s fixing solutions for sprinklers cover a vast range of applications. The range of fixings comprises exposed versions such as clamps, rivets, self-drilling screws, and suspension bolt solutions for facade cassettes to FZP II undercut anchors for concealed, aesthetic fixings and, compared to conventional edge fixings, structurally optimised installation of all kinds of cladding materials. The FZP II anchors provide a geometrical inter-locking without expansion forces in conical undercut drill holes. Compared to standard edge fixings, the undercut anchors enable the bending stress of the panel to be reduced by up to 50 percent through the statically adjustable position of the anchor in the fifth-point on the backside of the panel. This technique achieves lower slab bending moments and higher load-bearing capacities and allows more freedom during planning and execution, while better use can be made of the respective technical material properties. The optimised structural system and the increased pull-out forces allow either larger-sized panels of the same thickness or thinner and therefore lighter panels in comparison to edge fixings. 

In addition to subframe solutions and panel fixings, the perfectly coordinated all-in-one system includes the corresponding anchors and connection elements. The complete solutions for installing rear-ventilated rainscreen facades from a single source speed up the progress of construction while lowering project costs. 

Innovations for solar facades

New solutions for carrying out lasting and secure solar facades complement the range. The new PV clip system guarantees quick, secure and cost-effective fastenings for framed PV modules on common substrates or subframes. The horizontal ATK 103 PV clasp system meanwhile provides customers with an aesthetic alternative for solar facades.

Composite Scheme of Arrangement

Further as a part of Company’s ongoing efforts to enhance Shareholders’ Value, the Company’s Board had approved the Composite Scheme of Arrangement which provides for the Merger of its Subsidiaries viz Udaipur Cement Works Ltd (UCWL), Hansdeep Industries & Trading Company Limited and Hidrive Developers & Industries Limited into itself subject to various Regulatory Approvals & Compliances. The Appointment Date for the Merger is 1^st April 2024. The Company has already approached the Regulatory Authorities for their consents. Pending the necessary approvals, the effect of the Scheme has not been given in the Financial Results.

Commenting on the Results of the Company, Smt. Vinita Singhania, Chairperson & Managing Director (CMD) of the Company said, “The Profitability of the Company for the Quarter has been impacted due to Lower Sales Realization in our primary markets.”

Sustainability

The Company is implementing a Project for enhancing its TSR from 4% to 16% in a phased manner at its Sirohi Cement Plant as a part of its Green Initiatives.

The Share of Renewable Power Green Power in the Company’s Power Mix was 48% for the Quarter.

CAPEX

The Company is expanding its Cement Grinding capacity at its Surat Grinding Unit from 1.35 Million Tonnes to 2.7 Million Tonnes. The Project is likely to cost Rs.225 Crores to be funded through Term Loans from Bank of Rs. 150 Crore & the balance from Internal Accruals.

The Company is also putting up a Railway Siding at its Durg Cement Plant at a Cost of Rs.325 Crores to be funded through a Debt of Rs. 225 Crores & the balance through Internal Accruals.

The Company is expanding the Clinker Capacity at its integrated Cement Plant at Durg in Chhattisgarh by putting up an Additional Clinker Line of 2.3 Million Tonnes Per Annum & Four Cement Grinding Units aggregating to 4.6 Million Tonnes Per Annum at Durg in Chhattisgarh and also Three Split Location Cement Grinding Units with aggregate Cement Grinding Capacity of 3.4 Million Tonnes Per Annum at Prayagraj in Uttar Pradesh, Madhubani in Bihar & Patratu in Jharkhand. The Project is likely to cost Rs.2500 Crores & is proposed to be funded through Term Loans from Banks of Rs.1750 Crores & the balance through Internal Accruals.

Saifco Cements brings strong manufacturing capabilities and an impressive presence in Jammu & Kashmir market, which will scale up to meet the business plan objectives for JK Cement over the next few years. Saifco’s integrated manufacturing unit at Khunmoh in Srinagar is spread across 54 acres of land and has a clinker capacity of 0.26MTPA and grinding capacity of 0.42MTPA. It has captive limestone reserves spread on an area of 144.25 hectares with a total minable reserve of 129MnT.

Sharing his views on the acquisition, Mr. Madhavkrishna Singhania, Joint MD and CEO, JK Cement Ltd. said, “With this acquisition, we are strategically positioned to build a robust presence in Jammu and Kashmir. The location and rich limestone reserves of Saifco offer a unique opportunity to significantly increase our overall capacity. Currently, per capita cement consumption in Kashmir stands at approximately 168 kilograms, nearly 55% of the national average, presenting a vast growth potential. Cement demand typically leads economic expansion by a factor of 1.2X in regions with significant infrastructural development opportunities, and Kashmir is undoubtedly one of these regions. GenX PV India, a pioneer in split junction box manufacturing with integrated diodes, has announced plans to establish a fully integrated aluminium frame manufacturing facility in Raipur by early next year. The facility will produce 18,000 metric tons of aluminium annually, catering to Indian solar panel manufacturers and reducing reliance on imports from China. Financial Higlights

Composite Scheme of Arrangement

Further as a part of Company’s ongoing efforts to enhance Shareholders’ Value, the Company’s Board today approved the Composite Scheme of Arrangement which provides for the Merger of its Subsidiaries viz Udaipur Cement Works Ltd (UCWL), Hansdeep Industries & Trading Company Limited and Hidrive Developers & Industries Limited into itself subject to various Regulatory Approvals & Compliances. The Appointment Date for the Merger is 1^st April 2024.

Commenting on the Composite Scheme of Arrangement, Smt. Vinita Singhania, Chairperson & Managing Director (CMD) of the Company said, “the Consolidation of fragmented Cement capacities into a Single Business Focused Listed Entity shall result in Enhancement of Value for all the Stakeholders.”

Sustainability

The Company is implementing a Project for enhancing its TSR from 4% to 16% in a phased manner at its Sirohi Cement Plant as a part of its Green Initiatives.

During the Quarter, the Company has successfully commissioned WHR 3.5 MW at Sirohi.

Capex

The Company’s Subsidiary, Udaipur Cement Works Ltd. (UCWL) had successfully commissioned its 2^nd  Clinker Line of 1.50 Million Tonnes Per Annum in October 2023, whereby its Clinker Capacity has doubled to 3 Million Tonnes Per Annum. The Cement Grinding Capacity of 2.5 Million Tonnes Per Annum was commissioned in March 2024.

The Company is expanding its Cement Grinding capacity at its Surat Grinding Unit from 1.35 Million Tonnes to 2.7 Million Tonnes. The Project is likely to cost Rs.225 Crores to be funded through Term Loans from Bank of Rs. 150 Crore & the balance from Internal Accruals.

The Company is also putting up a Railway Siding at its Durg Cement Plant at a Cost of Rs.325 Crores to be funded through a Debt of Rs. 225 Crores & the balance through Internal Accruals.

The Company is expanding the Clinker Capacity at its integrated Cement Plant at Durg in Chhattisgarh by putting up an Additional Clinker Line of 2.3 Million Tonnes Per Annum & Four Cement Grinding Units aggregating to 4.6 Million Tonnes Per Annum at Durg in Chhattisgarh and also Three Split Location Cement Grinding Units with aggregate Cement Grinding Capacity of 3.4 Million Tonnes Per Annum at Prayagraj in Uttar Pradesh, Madhubani in Bihar & Patratu in Jharkhand. The Project is likely to cost Rs.2500 Crores & is proposed to be funded through Term Loans from Banks of Rs.1750 Crores & the balance through Internal Accruals.

Considering the Government’s focus on Infrastructure Development & Higher Budgetary allocation towards Infrastructure Development and various Other Initiatives for Housing & Road Development, the Outlook for Cement Sector is quite positive in the coming year.
