Downtown 66 is envisioned to bring together design-led planning, sustainability discipline and engineering integration. Sales Momentum Peaks Across NCR and Metros
According to ANAROCK Research, about 102,000 housing units were sold across the top seven cities during the festive quarter of 2024. This year, industry trackers indicate a 20–25% year-on-year jump, led by Delhi-NCR, Bengaluru, and Hyderabad. Knight Frank India reports that NCR recorded the sharpest 24% annual increase in housing prices during July–September 2025 — the highest among major cities — cementing its position as India’s most dynamic property market. IBRF, a Delhi-based research firm, also reported a major increase in sales of around 15-20% in the luxury market and with new inventory being launched for mid-segment buyers in regions like Yamuna Expressway, Wave City (NH-24, Ghaziabad) and in Greater Noida, this segment itself saw a surge of over 25% during the Diwali festive season.
 

The buying spree is being driven by policy stability, strong sentiment, and festive enthusiasm. Developers say enquiries are translating into quicker bookings, especially for ready or near-possession homes.
 

Policy Boost: Repo Stability and GST Sentiment Spur Demand
Two macro triggers are fuelling this momentum — repo rate stability and the sentiment around GST rationalisation. The Reserve Bank of India’s decision to maintain a steady rate environment, coupled with expectations of future cuts, has boosted buyer confidence. Renewed discussions on GST relief for under-construction homes have also lifted sentiment.
 

“Low interest rates and positive economic cues, including the recent repo rate stability and GST relief sentiment, have encouraged fence-sitters to act,” says Yukti Nagpal, Director, Gulshan Group. “This year’s festive cycle has outperformed expectations, with sales and bookings already up by around 20-30% compared to the same period last year. The luxury segment, particularly in Noida-Greater Noida, is dominating festive demand. Homebuyers are stepping into this segment with confidence, aided by flexible payment plans and improved financing options. We’re also seeing faster decision-making and bulk festive bookings both by investors and buyers; a sharp shift from the cautious approach seen in previous festive seasons. Overall, this festive cycle reflects a maturing market where aspiration, financial prudence, and lifestyle priorities are harmoniously driving India’s real estate momentum.”

Applicable guidelines include the European VdS standard (VdS CEA 4001) and the almost identical EN 12845 (European standard), the American FM standard 1951 (Factory Mutual Insurance Company, FM Global) in addition to the UL standard (Underwriters Laboratories, UL) based on the NFPA 13 (National Fire Protection Association, NFPA). The American standards can complement one another as well as the European standards and guidelines in terms of the requirements when fastening conduits, although there are some differences to be considered when looking at the details. Depending on the guideline, different load specifications apply to pipe supports for sprinkler conduits as a test load or minimum load-bearing capacity or in terms of fastening distances and connection thread sizes when using steel pipes. These regulations cover pipe clamps and loops in addition to all other fastening elements, such as plugs, anchors, beam clamps and trapezoidal sheet hangers. Pipe clamps and loops must be approved and listed under the FM and UL standards. VdS and EN 12845 specify aspects such as minimum material thickness and width requirements that must be met in addition to the specified loads.

The fixing specialist fischer offers sprinkler loop hangers (FRLH/FRSP/FCHS), riser clamps (RCWR), U-bolts (ETR), threaded rods/threaded pins (G/GS), beam clamps (TKLS/TKL) and profile hangers (TZ/TZH) that meet these requirements. The KDS toggle plug allows conduits and other components to be easily mounted on the trapezoidal metal sheet in stationary sprinkler systems in a compliant and convenient manner. The height-adjustable threaded rod, which is secured to prevent it from accidentally loosening, allows the components to be practically aligned on trapezoidal metal sheets. Other new additions to fischer’s range include the corrosion-resistant TKLG swivel beam clamp, which was designed to safely and easily fasten sprinkler pipes to inclined steel supports thanks to its technical ingenuities. FRLH is a premium sprinkler loop hanger which allows approved sprinkler systems to be installed in buildings with height adjustment and is highly corrosion resistant. FRSMN, a two-screw galvanised heavy-duty pipe clamp without a sound insulation insert, is approved for sprinkler systems and comes equipped with a double connection nut and from DN 300 with an M16 connection nut. The connection nuts are pushed through or welded all round and provide pipe fastenings with a higher bending strength. The version with two screws enables optimised adaptation to the outer diameter of the pipe, which means that pipes with an outer diameter of 15 - 521 mm can be securely fastened with threaded pipes indoors.

Another new addition to the range is the ETR-L, fischer’s U-bolt with a longer metric thread that offers even more flexibility on top of the ETR when fastening various pipe systems in buildings. The version with two screws enables optimised adaptation to the outer diameter of the pipe. The U-bolt is fastened to steel profiles or consoles. The fischer FETR-C channel connector allows the fischer ETR/ETR-L to be connected to the FUS channel system with ease. It can be freely positioned on all FUS channels, regardless of their hole pattern.

Structural Retrofitting Existing Buildings

fischer is launching its new problem-solvers for one of the greatest challenges faced by the construction market: strengthening and retrofitting existing buildings for their long-term use.

As fischer India navigates the evolving landscape of structural retrofitting, Mr. Mayank Kalra, Managing Director of fischer India, emphasizes the critical role our solutions play in enhancing the sustainability and longevity of existing buildings. “With an increasing focus on sustainability and infrastructure optimization, our innovative systems using carbon fibre reinforced polymers (CFRP) and complementary fixing solutions are designed to meet the demands of modern engineering.” says Mr. Kalra. New systems for reinforcing structural framework

The load-bearing capacity of existing structures often needs to be restored or increased, whether it is because the existing building is going to be repurposed, because the structure is in need of improvement or because of the introduction of more stringent building regulations. Other reasons for retrofitting existing buildings can include poor material quality and execution or construction defects. fischer’s new products for structural strengthening using carbon fibre reinforced polymers (CFRP) and carbon fibre fabrics (CF) increase the structural performance of reinforced concrete structures, prolonging their service life. The cost-effective solutions are easy to install and can be used for a versatile range of applications such as infrastructure projects or buildings. Various international approvals provide assurance regarding the application of these new systems: a European Technical Assessment (ETA-24/0281) for CFRP laminates bonded into grooves (Near-Surface Mounted) and onto surfaces (Externally Bonded), an ICC-ES evaluation report (ESR-4774) for the CFRP laminate and the CF fabric in addition to a GB code certificate for the carbon fabric system. In addition to this, the individual chemical products comply with the relevant parts of the ten-part European standard EN 1504, which specifies the requirements for various construction products for protecting and maintaining concrete.

Post-installed rebar connections

With the new fischer RebarConnect FIS RC II vinyl ester hybrid mortar, post-installed rebar connections can be carried out in diameters of 8 - 40 mm and an embedment depth of up to 2 m with an ETA and an approved service life of 100 years. The FRA rebar anchor can also be used for this application. Temperatures of -10 °C to +40 °C in the anchor substrate allow for flexible and universal applications (as per ETA). The ETA further approves designs up to fire resistance class R 240. Short processing and curing times enable quick progress in drill holes created either with hollow or hammer drills. Combined with the right hollow drill, there is no need to clean the drill hole.

Rebar connections can also be carried out with a bar diameter of 8 to 40 millimetres at depths of up to 2 m with the fischer FIS EM Plus epoxy resin mortar and with the FRA rebar anchor. In addition to ETA-17/1056 and its ICC approval, the application of the FIS EM Plus for post-installed rebar connections is now regulated by ETA-22/0001 - Post-installed reinforcing bar (rebar) connections with improved bond-splitting behaviour. This serves as the basis for planning post-installed rebar connections in addition to the previous procedures (EN 1992-1-1 (rebar theory) and EN 1992-4 (anchor theory)) in accordance with the TR 069 Technical Report by the European Organisation for Technical Approvals. One advantage is that the TR 069 permits the design of post-installed, rigid rebar connections that do not have to be carried out as overlapping joints. Even without a starter bar in the existing component and with relatively short embedment depths, the particularly rigid connections under static and quasi-static loading are covered by the design method, as significantly higher bond stresses may be applied than according to EC2 Part 1-1. In general, the FIS EM Plus is ideal for permanently and securely transferring heavy loads into concrete, even under extreme conditions. It is also safe in the event of fire (R120 fire assessment) and has a service life of 100 years, according to the ETA. The epoxy resin mortar can be processed in low temperatures of up to -5°C. FIS EM Plus can be used in diamond-drilled drill holes in concrete without requiring additional roughing up.

The styrene-free FIS V Plus vinyl ester hybrid mortar can additionally be used for post-installed rebar connections with a diameter of 8 - 28 mm and the fischer FRA rebar anchor.

The marathon kicked off at 7:00 A.M. with a lively Zumba warm-up session in the podium garden, setting the energetic tone for the day. As the first group of runners lined up at the starting point, the rest of the participants enjoyed a variety of fun activities that added to the spirit.
